So, I was sitting around this morning. Couldn't do much else really, as I don't like making a lot of noise around the house at 4am. I started thinking about what all needs to be done. My advise? Don't ever do this. It can be a little overwhelming. But, like an idiot, I made a list of almost everything that needs to be done. I'm including it here for your amusement. Feel free to chuckle, shake your head, and call me an idiot all you want. lol

All items with an asterisk are things that HAVE to be done before Sian arrives in 3 months or so. Y'all sure you don't want to donate some labour or materials to this project? *hehehehe*


* Master Bedroom

  • Remove nails from studs & rafters
  • Replace/Restore windows
  • Straighten door, replace transom glass, make transom operational (?)
  • Repair chimney
  • Lay attic floor
  • Install ceiling insulation
  • Install wall insulation
  • Run electrical
  • Remove all linoleum flooring
  • Construct closet in opening to office
  • Install drywall on ceiling - spackle and finish
  • Install planks and wainscot on all walls
  • Scrub floor
  • Install corner cupboard - restore and replace glass.
  • Paint walls and ceiling
  • Install lighting fixtures
  • Install carpet
  • Install window treatments
  • Furnish



* Office/Library/Guestroom

  • Empty room
  • Remove counter, sink, etc.
  • Demolish walls and ceiling
  • Replace/restore windows
  • Straighten door and replace transom glass
  • Make transom operational (?)
  • Lay attic floor
  • Install ceiling insulation
  • Install wall insulation
  • Remove linoleum flooring
  • Run electrical
  • Install planks and wainscot on all walls
  • Install ceiling (drywall? Coffered? ???)
  • Construct wet bar w/fridge, microwave, brass sink, etc
  • Build in bookcases and desk/work area
  • Paint walls & ceiling
  • Sand floor
  • Stain floor
  • Install lighting fixtures
  • Install window treatments
  • Furnish (sofa-sleeper or futon, etc.)



* Stairs and upstairs hall
  • Remove all plaster and lath on outside walls and ceiling
  • Install window on north wall (?)
  • Repair broken stair tread
  • Remove wallpaper from south hallway wall and repair plaster
  • Strip paint from balustrade, prep, and re-paint
  • Install insulation in outside walls
  • Install planks on outside walls
  • Install plank ceiling (continuation of LR ceiling) on lower level
  • Install drywall ceiling (2nd floor)
  • Paint walls and ceiling
  • Paint floor and stair treads
  • Paint risers and trim
  • Refinish doors to bedroom and office
  • Furnish hall



Living Room
  • Remove plaster from all walls
  • Install insulation in all walls
  • Restore windows (or replace if too far gone)
  • Finish plank ceiling
  • Run electrical in walls (ceiling is done)
  • Install porch light and switches
  • Install 3/8" drywall to all walls
  • Install beadboard paneling (Lowe's) to all walls
  • Install chair rail, mini-spotlights, trim boards, baseboards
  • Paint walls and trim
  • Paint floor
  • Strip, prep, and repaint front door
  • Furnish



* Laundry Room / Pantry

  • Remove darkroom
  • Install door to garage
  • Level floor with tapered lumber (sloped concrete)
  • Install subfloor
  • Remove drywall and planks
  • Replace window
  • Construct small walk-in pantry in NE corner - use salvaged A&C door
  • Construct wall separating basement (remove door in floor) from Laundry Room
  • Install insulation
  • Add electrical outlets, wiring
  • Install plumbing for W & D
  • Reinstall planks
  • Paint
  • Install slate floor
  • Install Washer and Dryer



Kitchen

  • Remove counter, sink, etc.
  • Remove all plaster and lath from walls and ceiling
  • Remove chimney and repair resulting hole in roof
  • Remove door to garage
  • Replace windows
  • Construct built-in cubbies in wall on east side
  • Install insulation in all walls and ceiling
  • Install wiring, receptacles, etc.
  • Remove temporary carpet, linoleum, and entire floor
  • Install new subfloor
  • Install drywall on all walls and ceiling
  • Paint walls and ceiling
  • Install kitchen cabinets, tile countertop, sink.
  • Install tile floor
  • Paint, then install trim and baseboards
  • Install new appliances
  • Install hanging pot & pan rack
  • Install vent hood/microwave
  • Furnish



Old Office/Mudroom and Hall

  • See "Bathroom" first
  • Remove floor in hall
  • Sister new floor joists to old ones, add cross-braces to joists, level floor
  • Install new subfloor
  • Remove all plaster and lath from East and North walls
  • Install tapered lumber to level ceiling
  • Install new drywall ceiling and walls
  • Paint ceiling and walls
  • Install slate floor in hall
  • Paint and install trim around doors
  • Construct stairs, small porch for mudroom door



Bathroom

  • Move south wall 4 feet into mudroom
  • Relocate door south 2 feet
  • Remove floor
  • Sister new floor joists to old ones, add cross-braces to joists, level floor
  • Install new subfloor
  • Remove paneling from walls and plaster from ceiling
  • Add exhaust fan
  • Install insulation in ceiling and walls
  • Install drywall on walls, except where shower stall will be, blueboard there
  • Paint drywall
  • Paint and install beadboard wainscot
  • Construct shower stall - tile walls, install floor pan and drain, install plumbing and on-demand water heater
  • Reinstall whirlpool tub
  • Install new toilet and pedestal sink
  • Install tile floor
  • Strip and repair door. Prep and re-paint.



Garage

  • Demolish
  • Have concrete slab installed
  • Build new garage/guest apartment that mirrors original house
  • Lower level - workshop and ½ bath
  • Upper level - 3 rooms: bathroom, kitchen, LR/Bedroom
  • Install gas service to kitchen/bathroom
  • On demand water heater in shared kitchen/bathroom wall
  • Kitchen furnished with old appliances from house



Exterior

  • Remove all asphalt cladding from house
  • Replace split clapboards
  • Restore or replace window trim
  • Level porch, install new posts
  • Construct trim for mudroom door and junction of old house to "new" house.
  • Add trim boards and gutters where possible
  • Construct board-and-batten shutters
  • Paint all trim
  • Paint house
  • Replace basement windows
  • Repair foundation as needed
  • Construct proper walkway from front porch to mudroom door - level slope outside mudroom door
  • Have chimney cap/liner installed
  • Replace dying arbor vitae trees
  • Add another trellis to front porch
  • Sand and stain bench
  • General landscaping



* Jordan's Bedroom

  • Remove all plaster from walls (including under-stairs closet)
  • Restore/replace windows as needed
  • Install insulation in walls and closet ceiling
  • Install wiring, electrical outlets, ceiling box
  • Install plank ceiling
  • Install drywall on walls (including closet)
  • Finish new closet/entertainment center - add place for game system
  • Paint walls and trim
  • Install carpet
  • Install light fixtures
  • Furnish
